Good Morning, I thought today I would share some important real estate industry changes effective today,  and how we explain to our buyers the nationwide changes and how we are here to help you achieve your home journey goals in your future dream / neighborhood.

We are very different when we meet new clients for the Buyer Consultations. We meet many families, neighbors at our house to go over everything, all the real estate industry changes and what we do differently to help you with your home journey.  Just ask our clients. Buyer consultations can be straightforward and highly effective when we meet with you in person under our Red Umbrella at our home in the front yard under the beautiful tree lined streets.

 Here are some key points to consider:

 

  1. Preparation is Key:

    1. We explain the market and help you understand current home values, locations, conditions of homes, and strategies we use to help you.

    2. Explain all the New Real Estate Requirements necessary documents before showing a property, including the JohnHart Exclusive Buyer Representation Agreement (JEBRA), Broker Compensation Advisory (C.A.R. Form BCA, 7/24). This is a new disclosure. New Seller Payment to Buyer's Broker (C.A.R. Form SPBB, Revised 7/24).

  2. Build Trust from the Start:

    1. Listen actively to understand the buyer's needs and preferences.

    2. Ask more questions and show genuine interest in you and your family needs.

    3. Communicate openly, detailed explaination of the New Updated Residential Purchase Agreement buying process, potential challenges, and solutions.

  3. Personalize the Experience:

    1. Highlight properties that match our buyer's criteria.

    2. Send out Letters on Behalf of our Buyers, Looking for inventory in our neighborhoods. Send our hand written note cards also to our neighbors on behalf of our buyers. 

  4. Educational Approach:

    1. Educate our buyers about the market conditions, financing options, and the importance of 'Underwriter' Pre-approval vs. just a pre-approval (flimsy letter).

    2. Explain the benefits of using Tina Nikkhah, Movement Mortgage Senior Loan Officer for guidance and integrated experience.

  5. Follow-Up:

    1. Keep the communication lines open post-consultation.

    2. Provide timely updates and be responsive to any questions or concerns.
