Below are April single-family home sale statistics. The areas covered include Rossmoor, Los Alamitos, Seal Beach, Huntington Beach, Anaheim, Buena Park, Cypress and Long Beach. The month of April has brought some interesting changes in the housing sales activity. Despite the spring season typically is a time of increased home-buying activity, inventory remains low in most cases and the Feds announcement of unchanged interest rates. As a result, sales have been half of what they were last year at this time. However, prices in most cases have gone up, indicating a strong seller's market. This trend may be driven by the increasing number of people moving to the region, attracted by its natural beauty and relatively affordable prices compared to more urban areas of California.

In addition, the "New Californians Dream For All" program is expected to increase buyer demand in the near future. This initiative aims to make it easier for first-time buyers or those who have not owned a home in 3 years to become homeowners. This program is a downpayment assistant program providing up to 20% for the downpayment. First Time Buyer Program with the combination of low inventory and increasing demand, now may be a good time for sellers to get their homes on the market. However, buyers should also be prepared to act quickly and potentially pay higher prices than they might have in the past.

Overall, Los Alamitos, Rossmoor, Seal Beach, Anaheim, Buena Park, Cypress, Huntington Beach,and Long Beach is experiencing an interesting mix of market conditions, with low inventory and rising prices. The upcoming "New Californians Dream For All" program is expected to further drive demand and increase prices. It remains to be seen how these trends will develop over time, but it's an excellent time for sellers to consider listing their homes.

Top reasons people move include:

  • They need a larger home for a growing family and entertaining
  • Downsizing closer to family and making new friends in wine country
  • New life experience into a new neighborhood
  • Walking distance to coffee shops, dining, parks, beaches and private golf course
  • Moving closer to their family and enjoy the outdoors, fishing
  • Retiring and downsizing to move to a new area and having their new home built
  • Working remotely has changed what is needed from their home
  • They want to avoid making repairs on current home 
  • They want better school districts for their children 
  • They want their forever home 

 

Here's something to think about: if you've been in your home longer than 10 years, chances are you are putting off addressing one, if not several, of the reasons people move. If so, ask yourself why. Are you struggling with questions like "where will I go next?" or "can I afford the move?"

If so, keep in mind that It's often financially beneficial to sell your house and move. One of the biggest benefits of home ownership is the equity that your home builds over time. 

Your equity plus today's low interest rates can fuel a major upgrade when you sell your home and purchase a new one. Many homeowners I've worked with are surprised to find that if they use the proceeds from the sale as a major down payment their monthly note on a much bigger home is similar to the cramped home they are living in now. Why? Because even if you buy at a price point much higher than you did for your starter home the chances are that you have a much bigger down payment this time around and therefore do not have to borrow as much from the bank so your payments remain reasonable.
